What pushes the price up
- The paving. Porcelain and natural stone cost more and need a primer and full mortar bed.1
- Ground conditions. Clay or buried rubble slows the dig and can add a full day.1
- Levels and walls. Checkatrade puts a raised patio at about £85–£275 per m² because of the retaining wall.2
- Access. With no side access, everything goes through the house. That takes longer.1,2
- Waste. Checkatrade suggests about £250 for a skip.2
- Shape. Curves and odd shapes mean more cutting than a simple rectangle.1
What a cowboy quote looks like
- A per-m² price well below the ranges above. MyBuilder warns this often means no proper dig-out or compacted hardcore.1
- "Spot-bedding" slabs on dabs of mortar instead of a full bed, especially for porcelain.
- No mention of which way the patio will fall or where the water goes.
- Waste removal left out, or a vague "skip extra".
- Cash only, a big deposit, or pressure to decide on the spot.
Questions to ask before you hire
- What sub-base and bedding will you use? Will it be a full mortar bed?
- Which way will the patio fall, and where will the water go?
- Will the finished level stay at least 150 mm below the damp-proof course?
- Is the skip and waste removal included?
- How will joints be filled, and is sealing included?
- What guarantee do you give?
How long it takes
MyBuilder says a standard 20 m² patio takes two to four days for a two-person team; raised patios or tricky access can stretch to a week.1 Checkatrade says a concrete patio usually takes two to three days.2
